Vacation Rental Term and Conditions

The following information should be helpful when planning your vacation.

Once a reservation is made a signed Vacation Rental Agreement will be required to confirm your reservation.


The rental period begins at 4 PM on the check-in date and ends at 10 AM on the check-out date. Check-out is promptly at 10 AM on the check-out date. We ask that you respect our check-in & check-out policy to properly prepare for incoming guests. Guests who do not check-out by 10am may incur penalty fees. Due to a tight turnaround window, late check-out is unavailable during the summertime.


Guests agree to pay the rental fee stated in the Reservation plus state of Maine lodging tax of 9%, and any other applicable fees to use the Property for the Term. Payment of the balance due shall be made as follows:

(a) A payment of 50% of the rental fee, applicable sales tax, and any other applicable fees or deposits are due at the time of booking the Reservation. ;

(b) The remaining balance, sales tax, and fees, if applicable, are due 45 days before the check-in date. If the full reservation balance is not paid in full by the required due date, the reservation may be canceled and any payments already made will be nonrefundable. All payments made by check or money order must be in US Funds and payable Returned checks are subject to a $40 processing fee and potential loss of reservation.

(c) ) If a reservation is made within 45 days of check-in, 100% of the reservation balance including all applicable taxes, fees, and applicable deposits are due at the time the reservation is made.


All cancellations by Guest must be made in writing and received and acknowledged by on behalf of the Owner. There is a cancellation fee of 100% of any payments already made. If Guest should cancel and is able to re-rent the Property for the Rental Term at the same original rental rate (hereinafter referred to as a Re-Rental), shall provide the Guest a refund less 25% of the reservation total amount as a rebooking fee and less any out-of-pocket costs associated with the Re-rental. For a Re-Rental for an amount less than the original Rental rate, the Guest shall be refunded less the 25% re-booking fee, less the difference between the original Rent and the Rent for the Re-Rental, and less any out-of-pocket costs directly associated with the re-rent. Any qualifying refunds to the Guest will not be made until after the Check In Time for the Re-Rental and all amounts for the Re-Rental have been paid. This cancellation policy is strictly adhered to; Guests are encouraged to consider purchasing travel insurance that will cover Guest in certain situations as set forth in the policy should Guest need to cancel this Rental Agreement. Once any reservation is canceled in writing, Guest cannot take their rental dates back without a new written request to and only if the Property is still shown as available on the calendar for the Property on its listing page.

Guest understands the following: the Owner OR will not be liable to Guests for events beyond Owners control which may interfere with Guests occupancy or ability to Re-Rent, including but not limited to acts of God, acts of governmental agencies, bans, terrorism, fire, strikes, war, criminal acts, inclement weather, mandatory evacuation of area, power outages, pandemics/epidemics, endemics, outbreaks, and construction noise from nearby sites. If you, your family, or guests contract an illness prior to or while on vacation you will let know immediately, but refunds will not be given. If there are quarantine and/or travel restrictions mandated by the Guests state of residency or by the State of Maine that Guest is not willing to comply with and/or will suffer legal ramifications or be in direct opposition of government mandates or agencies, Guest understands the Cancellation Policy will be followed and a Re-Rental must occur to qualify for a partial refund.

Vacation Rental Damage Protection is included in the Service Fee, which is required on every reservation. Guest agrees to alert to any damage immediately to qualify for protection. Damage protection carries a maximum benefit of $1000 per reservation and does not cover damage caused by pets.


For the enjoyment of our guests and care of the property, all of our rentals are cleaned between reservations and maintained to a high and consistent standard. Upon check out, Guests are expected to leave the property clean and clear of all personal belongings with all trash removed. Guests shall bring their own bed linens and towels unless otherwise specified. Mattress pads and pillows are included.


Unfortunately, most properties do not allow Pets. Pets are permitted in or around a property only if specifically allowed in the Reservation.

Breathe easy. All of our properties are smoke-free.


Parking is limited at Higgins Beach, especially during the summertime. Each property has a pre-determined amount of parking space. Guests shall park only in the driveway or other designated area and not on the lawn. Sorry, no RVs, tents, or tent trailers are permitted on any Property at the beach. Charging electric vehicles at the rental unit is prohibited.


The rental fee includes heat, electricity, water and sewer unless otherwise specified. Please note that charging electric vehicles at the rental unit is prohibited. Guests agree that any and all charging of electric vehicles will be done at a charging station.
