Long-Term and Seasonal Winter Leases

We are excited to be able to offer seasonal winter leases and long-term rentals at select cottages at Higgins Beach. If you are interested in this, please read the below before applying and/or email [email protected] with any questions. Application fees are non-refundable.

There is a $49.99 non-refundable application fee per applicant. Anyone 18+ that will be residing in the rental must apply. The fee covers the cost of running individual background and credit checks.

Applying does not guarantee approval.

Applications must be submitted by all occupants over the age of 18 and all required documentation must be submitted to be considered complete for review.

Pets are not allowed at all properties or there may be certain pet restrictions. Please inquire before applying if you have a pet.

Rental Criteria


Your gross monthly income from any verifiable source must be at least three (3x) times the monthly rent. If you are unemployed, cant verify income, or dont meet the minimum a co-signer may be allowed. Income can be verified through various documents including pay stubs, bank statements, earnings statements, tax returns, etc.

Credit Background

You must have a minimum credit score of 670. If your credit falls below this or you have no credit history a co-signer may be considered.

Criminal Background

Circumstances related to criminal convictions are evaluated on an individual basis. Criminal backgrounds involving violent crimes, theft, domestic violence, illegal possession of weapons, and sale or distribution of illegal substances can be grounds for denial. We do not rent to any person required to register as a sex offender.


Each applicant is required to provide a copy of a legible government-issued photo identification.

Rental History

You must provide two years of recent favorable rental history/home ownership. You must not have any evictions, major lease violations, or owe previous landlords money.

Occupancy Guidelines

We restrict the number of people in an apartment/home. In determining this number, we adhere to Federal Fair Housing Guidelines. At this time no more than two occupants per bedroom is allowable.


If a co-signer is allowed, they also must qualify, and will also need to pay the application fee. Co-signer credit must be at least 680 and income must be five (5x) times the monthly rent.

Security Deposit

A Security Deposit equivalent to one and a half to two times (1.5x-2x) the monthly rent is due within 7 days of lease signing. Please refer to your lease for security deposit amounts.

The first months rent and any other applicable fees are due three (3) business days before your lease start date.

Proof of Renters Insurance

Proof of renters insurance with a minimum of $100,000.00 liability will be required before your lease start date and must be effective for your entire lease term.
