Vacation Rental Term and Conditions

The following information should be helpful when planning your vacation.

Once a reservation is made consent of our Vacation Rental Agreement will be required in order to confirm your reservation.

TERM

The rental period begins at 2 PM on the check-in date and ends at 10 AM on the check-out date.  Check out is promptly at 10 AM on check-out date. Due to a tight turn around window, late check out is unavailable during the summer time. 

PAYMENT 
The rental fee plus state of Maine lodging tax of 7%, damage deposit insurance and any applicable travel insurance is to be paid as follows: 
(a) A reservation deposit of 50% of the rental fee, applicable sales tax and Vacation Rental Damage Protection is due at the time of booking the Reservation.if made prior to 45 days before check in; 
(b) The remaining balance, sales tax if applicable, is due three (3) weeks prior to the check in date. 

If the entire rental fee is not paid in full prior to check-in Guest shall not be permitted to move into Property.  All payments must be made by check or money order and made payable HigginsBeachMaine.com.

(c) Returned Checks are subject to a $40 processing fee and potential loss of reservation. 

CANCELLATION POLICY 
Reservation deposits are non-refundable.  If Guests should cancel, we will make a good-faith effort to attempt to re-rent the property for the reserved term minus a cancelation and rebooking fee.

DAMAGE PROTECTION

Vacation Rental Damage Protection is collected at the discretion of the Owner and Property Manager and required for new guest.  Travel Insurance is also available.

CLEANING, CONDITION OF PROPERTY & LINENS

For the enjoyment of our guest and care of the property, all of our rentals are cleaned between reservations and maintained to a high and consistent standard. Upon check out, Guests are expected to leave the property clean and clear of all personal belongings with all trash removed.  The Property shall include bedding such as blankets and pillows.  Guests shall bring their own towels and sheets.

PETS & SMOKING

Unfortunately, most properties do not allow Pets. Pets are permitted in or around a property only if specifically allowed in the Reservation. 

Breathe easy. All of our properties are smoke-free.

PARKNG

Parking is limited at Higgins Beach, especially during the summer time. Each property has a pre-deteremined amount of parking space. Guests shall park only in driveway or other designated area and not on the lawn.  Sorry, no RVs, tents, or tent trailers are permitted on any Property at the beach.

UTILITIES 
The rental fee includes heat, electricity, water and sewer.
